Colorado's mountain compounds command premium prices - but the lifestyle justification is unmatched. World-class skiing (Breckenridge, Vail, Telluride, Steamboat), summer hiking and mountain biking, fly fishing on Gold Medal trout streams, and 300+ days of sunshine per year create a four-season compound experience that's difficult to replicate anywhere else.
Summit County (Breckenridge, Keystone, Copper Mountain) is the most active ski-town compound market. Properties here generate strong short-term rental income during both ski season and summer, making them among the few luxury compounds that generate meaningful income. The tradeoff is premium pricing and significant competition for quality properties.
Telluride/San Miguel County is the ultra-premium market - one of the most exclusive in the country, with prices reflecting both the lifestyle and the severe supply constraints of the box canyon setting. The Durango/La Plata County area offers a more accessible entry point with similar southwestern mountain character.
Colorado's 4.4% flat income tax is moderate. The state's ADU and compound zoning has become more accommodating in recent years, though mountain counties still require verification of permitted use for multiple dwellings.
